A particularly impressive example for an old house restoration awaits you in Vecchiano. The house with a size of 300 sqm is spread over two floors and offers two living areas, a studio used as a laboratory, an impressive kitchen and a bathroom on the first floor. On the second floor there are two bedrooms (there could be three) and two more bathrooms.

Access to the property is through a private gate and leads to the house via a 100m dirt road. A beautiful porch offers a fantastic panoramic view. The first floor impresses with its original features, such as the antique terracotta tile floors. The tastefully designed kitchen is a particular eye-catcher here. Here you can admire the original cotto tiles from the 19th century. A 3-meter sink, which dates back to a monastery in the 1700s, is another unusual feature. Both wood and gas stoves are still present here. From the dining room, which features a fireplace on a restored 1800s pedestal, you access another living area with the same impressive details like hexagonal cotto tiles and restored wooden beams on the Tuscan ceiling. This area also houses the studio, currently used as a laboratory, which can serve as a fourth or fifth bedroom, and a bathroom with shower. All rooms on the first floor have access to the front garden.

On the second floor there is the first bedroom with double bed and next to it a studio room, which can also be used as an additional bedroom, and a bathroom with shower. The main area includes the master bedroom with wooden floor, a large bathroom with double sink and bathtub and a closet area. The master bedroom is unique with its beautiful glass and iron windows on the old openings.

The property covers a total of 3 hectares and has a terraced garden with fruit trees, a back garden with olive trees and a forest with a watercourse. A water well is used for irrigation of the garden. Near the house there is a 50 sqm plot that could be used as a dependence. There is a possibility to build a swimming pool.

Some details about the restoration works include the complete renewal of the roof with chestnut wood and original Tuscan tiles. In addition, motorized skylights were installed in the largest bedroom (1st floor) and in the kitchen on the first floor. Structural consolidation works on the exterior and thermal and hydro insulation of the foundation were carried out. The electrical, water and heating systems were renovated and methane heating, boiler and stylish radiators were installed. There is a possibility to use green energy systems. The bathrooms (three in total: two on the second floor and one on the first floor) have been renovated using recycled materials, with, for example, a shower tray made from old millstones and cladding with handmade Cocciopesto plaster. The largest bathroom on the adjacent second floor, off the master bedroom, also features a free-standing cast-iron bathtub, a unique original piece from Germany dating to the early 1900s. The sink covers in the bathrooms are made of marble and the bathroom fixtures and kitchen sink are decorated with reused tiles of 18th century Neapolitan ceramics known as "riggiole".
